Actual service relationships — property management, rentals, or purchases — are always concluded through separate written agreements signed with us directly.

Property Management Agreements
Management services (Essential Care, Professional Management, Complete Management plans) are provided under individual written agreements. In general:
Plans run on 12-month terms;
Either party may end the agreement with a 60-day written notice;
Fees are a percentage of rental income, as stated in your plan.
If anything in your management agreement differs from the general descriptions on this website, your signed agreement always prevails.

Rental Enquiries & Bookings
We do not operate an automated booking system. All rental enquiries and reservations are handled personally via WhatsApp, LINE, phone, or email.
Prices shown on the website are indicative "from" rates in Thai Baht (THB) per month unless stated otherwise;
A stay is confirmed only after direct confirmation from us;
Rental terms, deposits, and house rules are provided and agreed before any payment.

Property Listings & Accuracy
We take care to keep property listings accurate and up to date. However:
Availability, prices, and property details may change without notice;
Photographs are of the actual properties, but individual furnishings and decor may differ;
All measurements and distances are approximate.
